Designed for site photos and floor plans

Choose the right workspace for each home area: annotate an imported photo, or build a clean floor plan from scratch.

P

Photo Mode

Capture or import a home environment photo, then place clear visual notes directly over the image.

  • Annotate with ramps, steps, handrails, arrows, labels, shapes, and measurements.
  • Adjust photo brightness, contrast, crop, rotation, and perspective grid overlay.
  • Move, rotate, resize, lock, group, and recolour items after placement.
  • Export a finished JPG for reports, case discussion, or contractor communication.
F

Floor Plan Mode

Build a practical grid-based drawing when a photo is not enough or when the whole layout needs to be explained.

  • Draw rooms, walls, doors, sliding doors, windows, furniture, fixtures, text, and measurements.
  • Use grid visibility and magnetic snap for cleaner alignment.
  • Add custom reusable elements for common equipment, symbols, and home features.
  • Keep multiple areas in one project, each with its own mode and canvas items.

How HomeMod Studio helps OT in home modification

The app is built around the real workflow of home visits: observe the environment, document barriers, explain proposed changes, and prepare clear visuals for follow-up.

1

Faster site documentation

Take or import photos during a visit and mark the exact location of rails, ramps, thresholds, steps, fixtures, or circulation issues.

2

Clearer clinical reasoning

Add measurements, labels, arrows, shapes, and colour coding so recommendations are easier for clients, families, builders, and funders to understand.

3

Better report visuals

Export annotated JPGs that can be inserted into assessment notes, home modification reports, equipment requests, or funding applications.

4

Photo plus plan thinking

Use photos for real-world details and floor plans for room layout, access routes, doorways, furniture placement, and bathroom or kitchen changes.

5

Reusable elements

Save frequently used fixtures, equipment, symbols, and custom elements so repeated home modification work is quicker and more consistent.

6

Local project files

Save editable .hm projects on the device and export JPG copies when you are ready to share the outcome.

A practical workflow for home visits

From the first photo to the final report image, the app keeps the annotation process direct and tool-like.

Start from camera, gallery, or a new project area.

Mark up

Add notes, shapes, handrails, ramps, steps, measurements, and labels.

Refine

Edit size, colour, opacity, rotation, points, groups, and item order.
